Emphasis is placed on carefully screening each and every
applicant by completing a thorough background check. This
includes, but not limited to the following:
National Terrorist Action List
Civil search for any evictions or litigation
Criminal search for any felonies
Sexual predators search
Credit check
Employment verification
Rental history for previous 5 years

We provide our landlords with a custom lease that has been
modified and perfected over time.
Our leases incorporate the terms, rules and regulations of the
rental property
Upon acceptance of the tenant we require a Reservation Fee to
take the property off the market
Security deposits will be collected at lease signing
Security deposits will be held in a non-interest bearing Escrow
Account
Receiving Rent & Late Fees
Owners are paid by direct deposit
Owner funds are disbursed on the 10th of each month
Owners receive a monthly income and Expense Report of all rents
collected, late fees, repairs and maintenance expenses
Security deposits will be collected at lease signing
Security deposits will be held in a non-interest bearing Escrow
Account
Coordinating Repairs & Maintenance
Our in house maintenance manager is available 24/7 to handle all
emergency repairs
Non emergency maintenance requests are submitted via our website
Due to the high volume of properties we handle, we can secure
excellent rates from our trusted vendors
Maintenance Inspections
We perform inspections on a regular basis and provide owners
with a written report
Walk thru inspections are performed with tenants on their
move-in date
We provide a move-out walk through report with corresponding
move-out photos to owners
Management Fees
Tenant procurement fee: One month’s rent
Ongoing monthly management fee: 10% of rent (minimum $75.00)
Renewal fee (when tenant remains longer than 12 months) 25% of
one month’s rent
New property intake fee: $100.00 (non-refundable)
Evaluate and Assess Your Property’s Rental Value
Advise the best market rent for your property based on location,
features and condition
Recommend necessary changes to the property to enhance
marketability & attractiveness
Obtain written bids for needed improvements from independent
contractors
Property Owner Relief Services
We will process your Dispossessory/Eviction
Filing the eviction - $150.00 plus county’s filing fees
Appearing in court - $250.00
Tenant Writ - $55.00 (Does not include Writ filing fee)
We will provide professional lawn maintenance & Landscape
service
We will provide a full Turnkey Service and prepare your home for
new tenant or for sale
